Put your family home on the market, buy a house in Denver and move across the country without ever seeing the property in person.

Challenge Accepted

Jenn and Dan were relocating to Denver from Massachusetts with their young family.

As a native Coloradan, Jenn had a general idea of where they wanted to live and we quickly focused in on Green Mountain or Littleton area.

Their house in MA was under contract, with a deadline to move by, they wanted to minimize the amount of time they spent renting or couch surfing with family.

The challenge was to help them navigate the market from afar - possibly with the outcome of buying something they’d never seen in person and win in the competitive Denver market with a contingent offer at play. GAME ON!

SOLUTION

Jenn and Dan completed a detailed questionnaire, which helped me understand their budget, ideal home preferences, school and neighborhood preferences, and other unique-to-them requirements.

From here, we set up an advanced MLS home search matching their criteria, and after a few weeks of online monitoring, Jenn and Dan decided to take a trip out to see some properties that were good matches.

We used Google spreadsheet to track and set up showings before they arrived to maximize the time and travel. We saw 12 properties in one day and of those, none were suitable, but that time was invaluable in really understand exactly what their needs were.

Upon returning to MA, Jenn and Dan continued to monitor online. While in MA, we moved to a process of virtual showings using Facetime.

Jenn and Dan found a home they liked. We set up a virtual showing within a day and based on initial consultation on any issues we could see on the property, they put in an offer.

One of the areas we monitored really closely in our approach was days on market (DOM). In the competitive Denver market at the time, this was a key indicator that a house was listed too high and was less likely to engage in a bidding war and escalations.

This was a good strategy as it allowed Jenn and Dan to see homes in a less frenzied pace and took away from the added stress of not seeing a home before buying it.

RESULTS

Because the home had been on the market for quite a while (a few months), we were able to negotiate a $35,000 less than asking deal. The first time they saw the home was at the home inspection. This was a little nerve-wracking, but they loved it. This is because we worked so hard to really understand the boundaries of what was acceptable in terms of features, amount of updating needed, condition of the home, etc.

From an inspection point of view, it went really well because they were pre-warned on inspection items we had seen in the showings that may come up.

They closed the day after Halloween and trick or treated in their new neighborhood! They also had a smooth move from their home sale in MA and their closing in Denver - it was within two days of each other. And as much as they love them, they also had a limited time couch surfing with family.
