Shopable Open Houses

In the real estate world, there's a saying that goes something like this..."If a property isn't compelling, it's not selling."

And, there are a few things that can make a property compelling (or not) - top of mind are pricing, presentation and location.

In this post, I’m focusing on presentation, specifically home staging.

I wanted to share with you a new Denver biz that quite frankly I wish I had thought of. It's a complete game changer for the real estate industry and it combines my personal passions for supporting local makers, real estate and incredible design. It’s a triple threat!

Meet Guesthouse: a company providing shopable open home experiences by bringing together local makers with homes for sale. This new concept in home staging not only supports Denver’s local and über talented maker scene, it also provides a unique shopping experience for customers who are going through open homes, while ticking that all important “presentation” box of staging a home for sale.

And it’s working. Guesthouse is being used in homes priced from the mid 400’s to the multi-millions and the results are the same. Homes are selling in days!

And before you jump in and say, “well that’s just typical of the Denver market”, I will counter with a “not so fast my friend!”

I can point to countless homes that have been sitting for many many weeks and months without selling - and for many of them, it’s because they are not staged or presented well. Statistics show that staged homes often sell for much more and in quicker time.

As a Realtor in Denver, I’m thanking my lucky stars that we have a company like Guesthouse in my sales toolbag!

Why staging for sale works

  1. The process of staging a home also generally takes care of removing clutter and depersonalizing a space, as well as little fixes that make big impacts on the sale.

  2. It helps buyers visualize how they could live in and use the space, particularly if it’s a tricky layout.

  3. Staging is not just fluffing cushions, it strategically takes into account the type of buyer the property might appeal to most and highlights this further through decor and lifestyle cues.

Staging your home is something I recommend to all sellers, whether it be Guesthouse or another stager, take the time and money to invest in staging your property. You’ll reap the rewards on both come closing time!

Thinking of buying or selling a home in the near future, I’d love to help you on your journey.

Let’s plant that first seed together!
